Scheduled to commence this March, the longstanding mall will undergo demolition to pave the way for an innovative residential complex, complemented by retail and office spaces. Spearheaded by Kushner Companies, this ambitious project, dubbed “Monmouth Square,” signals a bold shift towards modernization while addressing the evolving needs of the community.
The proposed redevelopment envisions a dynamic “open-air” space, featuring a diverse array of stores, dining establishments, and office facilities. Central to the design is a vibrant public green area intended to host community gatherings and events, fostering a sense of connectivity and engagement. This initiative comes as a response to declining foot traffic at the mall, with over half of its storefronts vacant in recent years, necessitating a sustainable and forward-thinking approach.
Michael Sommer, Chief Development Officer at Kushner Companies, has provided insights into the vision behind “Monmouth Square.” The project seeks to reimagine the traditional mall setting by integrating 1,000 luxury apartments, recreational amenities such as an outdoor pool and fitness center, and expansive walking and biking trails. By embracing a mixed-use concept, the redevelopment aims to enhance the appeal of the area to both residents and visitors.
Despite the extensive revitalization efforts, portions of the mall will remain operational throughout the redevelopment process. Construction of the residential units is anticipated to commence later this year, marking the beginning of a new era for Monmouth County. This transformative project reflects a broader trend towards mixed-use developments tailored to the evolving lifestyle preferences of communities across the country.
Key tenants, including Macy’s, AMC Theatres, and Boscov’s, are set to maintain their presence in the reimagined space, underscoring the commitment to preserving established anchors. Notable changes include the relocation of Barnes & Noble to accommodate the arrival of a new Whole Foods store, signaling an elevated retail offering. Vacant spaces previously occupied by JCPenney and Lord & Taylor will be incorporated into the redevelopment plans, further revitalizing the Monmouth County Mall into a dynamic destination for generations to come.
